On January 28, 2026, Prof. Stella LIU, Assistant Professor from the Department of Integrated Resort and Tourism Management at the University of Macau, invited a special guest, Mr. Victor Tchou, Managing Director of Aurex Capital and Vice President of Jia Le Group, to deliver a professional lecture for the Strategic Management for the Resort and Gaming Industries (IRTM4000). Leveraging his profound experience in asset management spanning China, the US, Europe, and Asia, Mr. Tchou provided faculty and students with a broad-visioned and content-rich industry perspective.

Guest Introduction

Mr. Victor Tchou graduated from the Cornell University School of Hotel Administration. He began his career with Hyatt and Starwood, later specializing in family offices and private equity investments. He has led and managed hotel, residential, and commercial assets valued at over US$1.5 billion, with projects spanning key global markets including Shanghai, London, Hokkaido, and New York.

Main Lecture Content

Mr. Tchou’s presentation primarily covered three key areas:

Full-Cycle Real Estate Asset Management

Using a clear “asset life cycle” diagram, Mr. Tchou systematically explained the complete management chain, from project site selection, acquisition valuation, and brand introduction, through renovation, operational optimization, and final exit. He emphasized that successful asset management is not a series of isolated actions but a continuous, dynamic optimization of key variables such as “cap rate, location, asset condition, brand value, and revenue growth.”

Practical Cases in Cross-Border Asset Management

Through a series of landmark cases, Mr. Tchou vividly illustrated how strategies are implemented. Examples included the turnaround of a distressed hotel in Chengdu, successfully repositioning it as the “Hilton Chengdu”; the investment logic behind acquiring and managing a JPY 15 billion ski resort in Hokkaido; and the portfolio strategy for managing 14 full-service hotels in North America. These cases demonstrated his flexible execution and risk control capabilities across diverse market environments.

A Strategic Framework for Value Creation

Mr. Tchou further shared his core “strategic management process.” Centered on the mission to “create maximum value in the shortest possible time,” this framework involves detailed internal and external analysis (market research, asset SWOT analysis) to define a clear positioning and objectives. Ultimately, value is unlocked and competitive advantage is achieved through avenues such as brand revitalization, product upgrades, operational enhancements, and team restructuring.

Interactive Discussion

Students actively posed questions on topics including opportunities for distressed assets in the Chinese hotel market, development strategies for international brands in China, and the core competencies required of asset managers. Drawing on his personal experience, Mr. Tchou highlighted that understanding market cycles, possessing strong negotiation skills with management companies, and excelling in cross-cultural team collaboration are indispensable qualities for today’s asset management professionals. He also encouraged students to cultivate a holistic perspective “from operations to investments” to build a solid foundation for their future careers.

This lecture not only deepened the students’ theoretical understanding of hotel and real estate asset management but also revealed the operational logic and pathways to value creation within the industry through authentic, cutting-edge global cases. Following the presentation, Prof. Stella LIU, representing the department, expressed gratitude to the guest and facilitated a group photo session for students with Mr. Victor Tchou.
